Terms & Conditions Agreement
Rental Policies and Agreements: You will be asked to sign this agreement prior to your reservation being accepted.
1. Check-In Time is after 4 PM. Check-Out Time is before 10 AM. If you want to come later or stay later, please make arrangements in advance.
2. Maximum Number of Guests is four. Minimum age for renters is 25 years unless accompanied by an adult. Infants or Children are not recommended for this unit as it does not include safety features appropriate for Infants or Children.
3. No Smoking in our around this unit.
4. Pets are not permitted.
5. Daily Housekeeping is not included in the rental rate.
6. Rental and Cleaning Charges are always paid in advance.
7. Cancellations: Regardless of cancellation date, if we are able to re-book your dates, we will refund your payment minus possible $50 fee. Cancellations made more than 90 days prior to arrival date are refundable minus possible $50 fee. Cancellations made between 30 and 90 days prior to arrival are refundable minus possible 20% charge or may forfeit the full reservation deposit. Cancellation made within 30 days of arrival may not warrant a refund. Early departure may not warrant a refund.
8. Reservation / Damage Deposit is needed with the signed rental agreement as part of booking a reservation. This deposit may be forfeited for cancellations less than 60 days prior to arrival. The deposit automatically covers to a security / damage deposit upon arrival. The deposit is not applied toward rent.
9. The deposit is fully refundable within 14 days of departure, provided the following conditions are met:
a. No damage is done to the unit or its contents.
b. Rubbish and discards are left in appropriate trash containers.
c. Used dishes are washed. Clean dishes may be left in drainer or dishwasher.
d. No linens or towels are missing or damaged.
e. No books or DVDs are missing or damaged.
f. No electronic equipment, including remotes, are missing or damaged.
g. No early check-in or late check-out without prior arrangements.
h. Guest is not evicted by owner, manager, or law enforcement.
i. Air conditioning / heating system is turned down to 60 Degrees on baseboards and 40 Degrees on Fireplace prior to departure.
i. Up to $50 may possibly be charged if heating system is left on.
j. Key Cards to Pool / Key (if used) from the lock box are left in designated locations and unit is left locked.
k. All charges for the stay are paid prior to departure.
If items or fixtures in the unit are damaged or missing, guest will pay cleaning, repair or replacement costs. Guest agrees that owner will deduct these costs from damage deposit. If charges exceed the amount of the damage deposit, guest agrees to make additional payment to owner immediately upon notification of the charges.
10. Written Exceptions and Enforcement: Any exceptions to the above policies must be agreed upon in writing in advance. If any parts of this agreement are not enforced, all other parts are still enforceable.
11. This Residence is Privately Owned: The owners and their representatives are not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. The owners and their representatives are not responsible for the loss of personal belongings or valuables of any guest.
